旅の総合サポートサービス「dトラベル」の提供を開始


 株式会社NTTドコモ(以下ドコモ)は、「dマーケット(R)」の新たなサービスとして、宿泊予約に加え、観光情報やグルメ情報も網羅し、旅行の計画から旅行中までお客さまを総合的にサポートするサービス「dトラベル(TM)」を、2013年12月17日(火曜)(予定)から提供いたします。

 「dトラベル」では、株式会社ジェイティービー(以下JTB)との業務提携により、JTBが取り扱う約11,000軒の国内の宿泊施設をスマートフォン・タブレット・パソコンで手軽に予約することができます。

 さらに「dトラベル」オリジナルの機能として、お客さまの気分や目的に合った旅行プランを提案します。30,000件ものおすすめの観光スポット、4,000件ものご当地グルメ、そして、それらを巡るのにぴったりな宿泊施設をトータルでご提案するので、計画を立てるのが苦手な方も手軽に旅行を楽しむことができます。

 また、旅先で観光スポット巡りを快適にお楽しみいただくために、宿泊施設周辺の観光スポットや、「dトラベル」がおすすめするレコメンドコースをご提案します。訪れたい観光スポットが決まったら、「ドコモ地図ナビ(R)」サービスが提供しているスマートフォン用アプリ「ご当地ガイド(R)」「地図アプリ」と連携して、旅のプランを作成したり旅行先でナビゲーション機能をご利用いただくことも可能です。

 「dトラベル」では国内の宿泊予約に加え、交通機関と宿泊をセットにしたパッケージ商品、海外ツアー等についても、2014年度の提供開始を目指しています。

NTTドコモ、「spモードメール」を刷新しクラウドに対応させた「ドコモメール」を提供開始

 株式会社NTTドコモ(以下、ドコモ)は、スマートフォン向けの「spモードメール(R)」の操作性を改良し、さらにクラウドに対応させた「ドコモメール(R)」サービスを、2013年10月24日(木曜)に提供を開始します。

 本サービスは、当初2013年1月に提供開始を予定しておりましたが、メールサービスの処理速度向上等の品質改善のため、提供開始を延期いたしました。

 「ドコモメール」のAndroid(TM)版アプリは、従来の「spモードメール」アプリの画面構成を刷新し、メールの作成、閲覧、検索、デコメの入力等、よく利用するメール機能が使いやすくなるように操作メニューを配置し、またメール一覧画面で本文の一部表示や詳細画面で添付写真の縮小表示等、1画面で必要な情報が確認できるように見やすく改良しました。さらに、アプリ操作の反応速度を向上させることで、より快適な操作性を実現しております。

 また2013年11月以降に「docomo ID」に対応することで、ドコモの回線契約がない2台目以降のスマートフォン、タブレット、パソコン等のWEBブラウザからも同一のメールアドレスで本サービスをご利用(※1)になれます。また今年度中に、本サービスがIMAPに対応することで、WEBブラウザからだけでなく、パソコン等の機器にインストールされているメールのソフトウェアやアプリからでも本サービスがご利用になれます。
 なお、iPhoneの「spモードメール」は、12月中旬に「ドコモメール」に対応する予定です。

 ドコモは、今後も「ドコモメール」のさらなる改善及び充実を図り、お客様一人ひとりのスマートライフのパートナーとして、お客様の生活が便利で快適になるように取り組んでまいります。

ファッションECサイト「d fashion」の提供を開始


 株式会社NTTドコモ(以下ドコモ)は、「dマーケット(R)」の新たなサービスとして、ファッション専門のECサイト「d fashion(TM)」を開設し、2013年10月30日(水曜)から提供いたします。

 「d fashion」は、ファッション通販サービスを手掛けるマガシーク株式会社と共同で運営し、人気のセレクトショップなどを中心に、提供開始時点で約450ブランド、約40,000点の洋服やアクセサリー、ファッション小物を取り揃えます。

 写真をスライドさせるだけで様々な角度からの高画質な商品画像が確認できるなど、スマートフォンならではの使いやすさに配慮したほか、購入時も氏名・住所等を入力する必要がなく、簡単にお手続きできます。
 また、月々の携帯電話料金と一緒にお支払いいただけるため、便利に安心してご利用になれます。

 当初はドコモのスマートフォン、タブレットでのご利用となりますが、2014年2月には、パソコンおよび他社のスマートフォン、タブレットでもご利用いただけるよう、対象を拡大する予定です。

Obamacare, The Big Scare is Here

The big problem with ObamaCare is no one understands it! One thing that appears to be certain is families will be paying more than what was promised to them on Election Day. One of the bigger issues caused by ObamaCare is business owners are confused and afraid to grow their business.
As the leading authority on buying and selling business I have my pulse on the emotions of the business community. Unfortunately, many business owners are deeply concerned about Obama Health Care and are making the tough decision not to grow their business. Many owners are deciding to stop at the s49 mark and not hire any more employees. Most businesses operate on a tight budget with minimal profit margins and they can’t afford to pay out more money due to the Obama plan.
This will be a huge impact on our economy as small businesses are the backbone of the US economy. Unemployment will continue to rise if small businesses stop hiring. Effects of small businesses not growing will trickle down and continue to affect our economic growth.
Not growing a business will certainly decrease the value at which a business owner can sell their business. Face it, we all work hard in our business in the hope of one day “Selling it For More Than It’s Worth” so we can all afford the lifestyle of which we always dream. In addition, if an owner grows their business to the over 49 mark then they will show less profit and their business will not be as valuable. It’s a double-edged sword; grow and be penalized, or don’t grow, stay stagnant, and sell for less than desirable. Please refer to Chapter 8 in my best-selling book, “Sell Your Business For More Than It’s Worth”.
The best way to solve a problem like ObamaCare is to understand it and address it. Obviously no one understands it, not even the experts. Therefore, as entrepreneurs, it’s imperative that we think outside the box, or just plain throw the box away and come up with our own plan to grow and escape Obama. As I have always said, where there is a will, there is a way, and no one is more creative than the brain trust of entrepreneurs. My clients and I have already cooked up some really good ideas. REBIRTH: New Orleans premieres on Netflix on Tuesday, October 22nd

REBIRTH: New Orleans, a film by non-profit production company Learning Matters, premieres on Netflix on Tuesday, October 22nd. This one-hour documentary, featuring the music of New Orleans' own Wynton Marsalis, tells the story of the unprecedented transformation of the city’s public schools in the wake of Hurricane Katrina’s devastation.

For decades, New Orleans’ children suffered in a public school system steeped in corruption and plagued by failure. When Hurricane Katrina hit in 2005, raging winds and flooding destroyed or severely damaged much of the city and most of its schools. Out of the rubble, the city and the state rebuilt the New Orleans public schools from the ground up.  But in a rejection of the city’s flawed education system, more than 5,000 teachers and employees were let go, and most schools opened as charter schools, publicly funded but independently operated. For the most part, the old Orleans Parish School Board was left out of the picture.

Today  about 85% of New Orleans’ schools have charters, more than any other city in the country, and the leadership’s avowed goal is to charter them all.  Signs are good: test scores have been improving faster than anywhere else in Louisiana, but it’s too early to declare victory.  Some schools have failed, some have been accused of treating struggllng students and those with special needs unfairly, and many in the New Orleans community remain skeptical.

John Merrow was on the ground in New Orleans when schools reopened, just weeks after Katrina hit, covering the story for PBS NewsHour.  Merrow and his team returned frequently over the next six years to follow teachers, parents and students as they worked to rebuild their lives. REBIRTH: New Orleans weaves together personal stories of students, schools, education leaders, activists and critics to paint a nuanced and compelling portrait of a city reborn.

REBIRTH: New Orleans premieres worldwide on Netflix on October 22nd and will live-stream for two years. The DVD includes extra scenes and additional material.

The concept of the campaign centered on the scenario that the school’s mascot had been taken hostage, and the "call-to-action" was that they had to come by the booth in order to rescue their mascot.

A select number of universities in Texas and nearby states were targeted. To drive these key alumni association representatives to the booth, a cross-media marketing campaign was implemented that utilized a combination of personalized direct mail, personalized QR Codes incorporating their school colors, personalized URLs incorporating their school initials and mascot's name, mobile marketing and video. The execution of the various creative elements were chosen in order to showcase services and demonstrate strategic and creative marketing capabilities.

Results:
- 88% of recipients scanned the QR Code or logged on to their PURL
- 64% of those provided their email address
- A representative from 95 out of 100 colleges in attendance at the conference came by the booth
- 94% conversion rate – 15 out of 16 of our target contacts came by the booth to rescue their mascot
- Over $150,000 in new business gained

Investment Grade Commercial RE Market Frenzy Continues

The commercial real estate world continues it’s feeding frenzy of investment grade single tenant credit deals chasing prices to new highs and cap rates to new lows (cap rates have an inverse relationship to prices).  The recent sale of a brand new construction Dollar General in Stamping Ground, KY serves as another example.

The asset traded at a 7.6% cap rate to an all cash foreign buyer for a price of $980,000.  Both the buyer and seller were represented by the Wells Net Lease Group, the largest brokerage firm of Dollar stores in the Nation.

“We’ve done 50 dollar store transactions this year, they’re a great credit asset with a strong long-term outlook.  The buyer on this deal was a foreign national, we’re dealing with more and more foreign investors.  People here like to sing the blues about our economy, it’s a bunch of crap, America is resilient our legal system in regards to property rights is the best in the world and capital keeps pouring in.  The buyer on this deal is from Afghanistan.  I travel a lot and people always ask me about the strength of the US market, put it this way I’ve never once had a US investor ask for a deal in Afghanistan,” says CEO David Wells.

The overall outlook for US real estate assets with long-term credit tenants remains strong across all commercial real estate market sectors.  “For credit rated tenants with ten or more years of term prices have steadily risen throughout the year as more investors are seeking higher yields than the bond market offers and the security of the underling real estate.  Cap rates will rise slightly going forward in respect to the increase in interest rates but overall demand for credit assets will continue,” says Mr. Wells.

“People always get excited when cap rates rise or fall, it’s just a function of the 10-year.  The relationship between the cost of capital and the cost of the asset remains historically at a 200-300 basis point spread, the spread necessary to incentivize investors with positive leverage.  Cap rates move with the 10-year treasury, it’s the most efficient gauge of market valuation.”

“The industry tends to think the demand for credit rated tenants is a trend, it’s no trend, and we’ve all learned hard lessons over the past cycle.  Standard & Poors & Moody’s ratings are the only plausible benchmark to mitigate risk & lenders & investors agree” he says.

Don't Be Tebowed by Online Malice

No matter who is at the center of controversy, the Internet can be a harsh bully and poor reflection of reality. In an interview released September of last year, Tebow discussed his future personal goals, in particular, his goal of finding a wife with a “servant’s heart”.  At the time of this interview, Tebow was already scrutinized for his faith, indecently labeled “football’s most famous virgin.” With comments like these, the media was quick to swarm in, taking the true meaning out of context and manipulating the public to believe what they want. Radon Awareness Week publicizes the dangers of radon to Americans. The event provides information about radon. It is a colorless, radioactive gas that is a derivative of the decay of uranium. Because radon does not have a taste, smell or color, it is not easily detected. Radon levels are often found in caves, mines and water treatment facilities. Radon Awareness Week also wants the public to realize that people receive the greatest radon exposure in houses as radon escapes into homes through cracks in the cement, sump pumps and floor drains, and gaps in the floor. The highest level of radon is found in the basement.

Radon Awareness Week points out findings of the World Health Organization regarding radon with stress on lung cancer. Radon Awareness Week can enlighten the public on the steps WHO provides to reduce radon. These include increasing ventilation, eliminating radon from entering the basement, putting in a sump pump to remove radon, sealing walls and floors, and installing a positive pressurization system.

The emphasis of Radon Awareness Week is protection from radon emissions.  If a living area is in the basement, it is wise to conduct a radon test. Radon Awareness week promotes the procedures for testing. The short term test consists of taking air samples for three days and sending it for analysis in a lab.

Health Effects of Benzene Exposure among Children Following a Flaring Incident at the BP Refinery

Human exposure to benzene is associated with multiple adverse health effects leading to hematological malignancies. The objective of this retrospective study was to evaluate the health consequences of benzene exposure in children following a flaring incident at the British petroleum (BP) refinery in the Texas City, Texas. The study included children aged <17 years who had been exposed and unexposed to benzene. Using medical charts, clinical data including white blood cell (WBC) counts, platelets counts, hemoglobin, hematocrit, blood urea nitrogen (BUN), creatinine, alkaline phosphatase (ALP), aspartate amino transferase (AST), alanine amino transferase (ALT), and somatic symptom complaints by the children exposed to benzene were reviewed and analyzed. A total of 312 subjects (benzene exposed, n = 157 and unexposed, n = 155) were included. Hematologic analysis showed that WBC counts were significantly decreased in benzene-exposed children compared with the unexposed children (6.8 ± 2.1 versus 7.3 ± 1.7, P = .022). Conversely, platelet (X 103 per μL) counts were increased significantly in the benzene-exposed group compared with the unexposed group (278.4 ± 59.9 versus 261.6 ± 51.7, P = .005). Similarly, benzene-exposed children had significantly higher levels of ALP (183.7± 95.6 versus 165 ± 70.3 IU/L, P = .04), AST (23.6 ± 15.3 versus 20.5 ± 5.5 IU/L, P = .015), and ALT (19.2 ± 7.8 versus 16.9 ± 6.9 IU/L, P = .005) compared with the unexposed children. Together, the results of the study reveal that children exposed to benzene experienced significantly altered blood profiles, liver enzymes, and somatic symptoms indicating that children exposed to benzene are at a higher risk of developing hepatic or blood related disorders.

CONCLUSION

The results of this retrospective study revealed that children exposed to toxic chemicals specifically benzene have significantly elevated health risks, specifically, alterations in their blood cells and liver enzymes, indicating that these children are at a high risk of developing hepatic or blood related disorders. Additional studies are underway to further understand the health consequences among subjects exposed to the benzene due to the flaring incident at the BP refinery facility in Texas City, Texas.

Week of Prayer for Christian Unity 2014

Each year, the Franciscan Friars of the Atonement organize and help promote the annual Week of Prayer for Christian Unity. Together, Christian communities around the world use the Week of Prayer for Christian Unity to share ideas for ecumenical education and celebration.

In 1908, Fr. Paul Wattson, SA, and Mother Lurana White, SA, co-founders of the Society of the Atonement at Graymoor, celebrated the first Church Unity Octave, an eight-day period of prayers and seminars focusing on the cause of Christian unity from January 18-25, 1908.  They wrote letters and articles encouraging others to pray with them “that all may be one … that the world may believe” (John 17:21).  In the late 1960s, the Octave was joined with other prayer movements to form what is now observed worldwide as the Week of Prayer for Christian Unity.

Fr. Thomas Orians, SA, Associate Director of Graymoor Ecumenical and Interreligious Institute (GEII) explains the theme for 2014. “Being faithful to Christ’s desire for the unity of his disciples has led to this year’s theme which focuses on Saint Paul’s provocative question in 1 Corinthians,“Has Christ Been Divided?” Christians continue to be divided by doctrine, polity, and practice, and to maintain our own religious identities, yet our pilgrimage towards unity continues under God’s guidance.”

In 1966, the Faith and Order Commission of the World Council of Churches and the Vatican Secretariat (now Council) for Promoting Christian Unity began collaborating as a common international text for worldwide usage. Since 1968, these international texts, which are based on themes proposed by ecumenical groups around the world, have been developed, adapted and published for use in the United States by the Graymoor Ecumenical and Interreligious Institute.

Global Startup Youth Sparks Innovative Idea to Connect Mentors to Mentees

 The Global Startup Youth (GSY), a 3 day conference held to accelerate ideas into profitable ventures by young entrepreneurs from all over the world, has started a “hackathon” for it’s 540 youth ages (18-25) from at least 90 countries, in Kuala Lumpur, Malaysia.

One of these projects, MentorMatch, helps connect mentors and mentees. It is a platform that allows people to meet other high-caliber individuals in real time who can help them achieve their goals and reach their full potential.

“MentorMatch is based on the belief that young people are twice as likely to succeed in life if they have a mentor. With it being especially difficult for young people in third world countries and/or poor socioeconomic standing to get access to the mentors that can help them the most. We are tackling this dilemma in order to make education as a whole more accessible and more opportunity-driven,” said Jared Kleinert the same 18 year old entrepreneur with a Silicon Valley background who is working to empower and inspire the 2 billion people in the world currently at or under the age of 20 through his book “2 Billion Under 20”.
